Lookout Rules

General Rules

1. Smoking is prohibited in interior common areas.
2. Household trash should be bagged and disposed of in the trash area to the rear of the property. Construction debris, TVs, computer, furniture and certain other items are prohibited. Trash cannot be stored on decks, hallways or common areas.
3. Hallways must refrain free and clear of obstructions.
4. Gas, charcoal and open flame grills are prohibited on any deck.
5. Excessive noise (including loud voices and music) is prohibited.
6. Bikes, scooters, skateboards, rollerblades, running and roughhousing are prohibited in common areas, driveway and parking lot.
7. Towels, bathing suits and other articles of clothing cannot be hung over railings or decks.
8. Interior and exterior fire doors cannot be propped or secured in an open position.
9. Live Christmas trees are prohibited from the interior of the building.
10. Occupancy is limited as follows: not more than four persons in a studio, six persons in a one-bedroom unit, or eight persons in a two-bedroom unit.
11. Surfboards cannot be transported in the elevator.
12. Pets are not allowed on the premises.
13. Children under the age of 14 should be supervised at all times.
14. Luggage racks and convenience carts are provided for your convenience. They cannot be used to transport people and children are prohibited from using them. Please return them to the lobby after use.
15. Baseball or softball games to include catch are prohibited near the light stanchions. These games may be played in front of the swing set or in the park behind the pool house.
16. Owners who rent their units must post the rules and regulation in a conspicuous location within their unit.

Parking

17. There is a limit of two vehicles per unit.
18. All individuals must register their vehicle(s) with the management office.
19. All vehicles must display an owner’s permit or a temporary permit.
20. During the winter season, please adhere to the snowstorm policy posted in the entry.
21. Failure to follow parking rules will result in the vehicle being towed at the owner’s expense.

Amenities for Your Enjoyment

• A bicycle rack is provided in driveway. Please do not secure bicycles to fences, benches or other areas on the property.
• Shuffleboard equipment may be secured at the office.
• A small play area is available behind the main building.
• Grills are provided behind the main building.

Pool

• The pool is open from Memorial Day Weekend to Mid September.
• An adult must accompany children under the age of 14.
• Glass containers are not permitted in pool area.
• When returning to the building’s common areas, bare feet and dripping bathing suits and not allowed.
• Infants and toddlers in diapers are prohibited from the pool.

Tennis Court

• Tennis Courts are available from Patriot’s Day Weekend to Columbus Day Weekend:
• Please schedule play on the daily sign-up sheet kept in office area.
• Wear appropriate attire, including white tennis shoes. Bathing suits are not allowed.

Garden View and Sitting Rooms

• Owners may reserve the Ocean View Room or the sitting room for private use except during Memorial Day, 4th of July, and Labor Day weekends.

Horizons Condominium Owners Association endeavors to assist owners who rent to ensure that their guests enjoy the property and understand the rules and regulations of The Lookout. As such, it has adopted the following process for rentals.

Owner Notification

Owners are required to provide a list of renters to the Manager as early as possible but no later than 24 hours prior to their renter’s arrival.

Parking Passes

Renters are required register their vehicle with the Manager and to display a valid parking pass in the windshield of their vehicle at all times.

Unless due to time constraints, the Manager will prepare and place into the rental unit a packet which includes the renter’s parking pass, letter regarding the general
rules and environment of The Lookout and a Parking Pass Registration Form with instructions for completion. Renters are required to complete and return the Parking
Pass Registration Form to the Manager. If this packet is not in the unit upon arrival, it is incumbent upon the renter to register their vehicle in the office.

When a vehicle is noticed to not have a valid parking pass, the Manager will place a notice on the vehicle instructing the owner to promptly obtain a parking pass.

Keys/Access to Units

When the Manager is requested to assist with entry into a unit by a renter, delivery personnel or other third-party, this entry must be authorized by the owner BEFORE the Manager allows access.

The Manager will assist with key distribution and lockouts only in cases of emergencies.

Contact with the Manager

During the months of July and August, the Manager’s schedule will adjust to allow more time in the office area between 11am and 4pm on Saturdays and Sundays to
address needs of owners, guests and renters during the busy weekly transition period.

The office telephone number posted outside of the office door is operational 24 hours/7 days a week for the Manger, emergencies and maintenance requests.

It should be noted that The Lookout proudly and prominently displays the flags of the United States and the State of Maine in the front of the building. The Board is sensitive to the fact that some unit owners may feel strongly about patriotic displays. Nothing in our new rules prevents any unit owner from displaying any flag on his or her deck, only from attaching it to the wall or rail system.
